The time it takes to obtain resources can have a significant influence. If you don't already have plans for your space, that will add time to the process.
In general, a major renovation of a 10,000-square-foot office building will cost between $750,000 and $1 million. It's important to consider how much money you are willing to spend in order to get what you want for your office space. We often recommend starting with a budget of at least 5% of the property's value. If you can't find any properties within your price range but still want to be able to afford a significant investment, consider moving up to 10% of the property's value.
Also important: understand what types of expenses you can control. Are you responsible for heating/cooling? If not, this may increase your costs significantly. Are there mandatory upgrades required by your city? If so, this should be considered early on in the process.
Finally, know what types of decisions you want to make yourself. If you don't want to hire a designer/architect, this may increase your costs significantly. Consider these decisions early on so you don't end up spending more than you wanted.
