Buildings with four or fewer stories are considered low-rise. Mid-rise buildings are those that have between 5 and 12 stories. Buildings with 13 or more stories are classified as high-rise. Skyscrapers are buildings with more than 40 stories and are classified as high-rise.

The floor area ratio (FAR) is the total floor space divided by the total building volume. Multifamily buildings are required by law to have a certain amount of open space for parking. The required percentage varies depending on the city but is usually around 15 percent. The remaining 85 percent is rentable space.
